When Old Insulation Gets in the Way

Insulation removal and replacement makes sense when what is in the attic is doing more harm than good. In older DC-area houses we find insulation soiled by rodents, stained and matted from roof leaks, or packed so thin that it hides the gaps that need sealing. Removing it lets us see the framing, seal the leaks and start fresh.

How we remove it

Loose fill comes out with a high-powered vacuum into bags or a collection unit outside. Batts are bagged by hand. The attic access is sealed off and the house below protected.

Rodents

City houses and attics near alleys and trees often have signs of mice, rats or squirrels. Contaminated insulation should come out, and entry points should be sealed before new insulation goes in. We can tell you what we see; pest control is a separate trade.

Vermiculite

Some vermiculite contains asbestos. If we see it, we stop and recommend testing. If positive, removal is work for an asbestos abatement contractor; HomeAdvisor lists $1,190 to $3,255.

Failed foam

Foam that pulled away, shrank or never cured right sometimes has to come out by hand, which costs more. Fixr lists foam removal at $1.50 to $3 per square foot, up to about $5 when chipped.

Then reinsulate

We quote removal, sealing and new insulation as separate lines.

Old attics in rowhouses

Some rowhouse roof cavities hold decades-old loose fill mixed with debris. Clearing it out lets us see the framing and the underside of the roof, find leaks, and then seal and reinsulate.

After a roof leak

If insulation got soaked by a roof leak, have the roof repaired first. Wet insulation loses much of its value and can feed mold. We remove the wet material and replace it once the roof is fixed.
