Frequently Asked Questions

Spray Foam Insulation Questions

How much does spray foam insulation usually cost?

HomeGuide's 2026 guide puts it at $1.50 to $5.00 per square foot installed, with open cell at the low end and closed cell at the high end. Small jobs often hit a minimum of $1,000 to $2,000 or more. We measure and give you a written price.

How much does it cost to spray foam a 2,000 square foot house?

Whole-house figures run $8,000 to $20,000 in HomeGuide and $10,000 to $30,000 in Fixr. Most DC jobs are not whole-house foam; they target the roof cavity, basement and rim joist, which costs less.

Why is spray foam called a red flag?

Mostly because of bad installs: wrong foam for the assembly, too thick a pass, odor, or foam covering a roof leak so it goes unnoticed. Some inspectors also want to see the roof deck. A correct install with good records answers most concerns.

Why is it hard to sell a house with spray foam?

It usually is not, but foam under the roof deck can raise questions with buyers and inspectors if there are no records. Keep the written scope, product and thickness. Foam on basement walls and rim joists rarely draws attention.

What R-value should a DC attic have?

DC's 2017 IECC-based code lists R-49 for ceilings in Zone 4A. ENERGY STAR suggests R-60 for an uninsulated attic in Zone 4A, or adding R-49 over 3 to 4 inches that are already there.

Does spray foam help with summer heat?

Yes, when it seals the roof cavity or attic. Much of a hot top floor comes from hot attic air leaking down and heat radiating through thin insulation. Sealing and insulating that layer makes a big difference.

Spray Foam Insulation Questions

Is closed cell or open cell better for a DC rowhouse roof?

It depends on depth and the roof assembly. In a shallow cavity, closed cell packs more R-value per inch. Under a pitched roof deck with more space, open cell can work with the right vapor details. We look at the roof before recommending either.

What is cheaper, spray foam or regular insulation?

Blown-in and batts cost less per square foot; HomeGuide lists blown-in at about $1.00 to $2.80 against $1.50 to $5.00 for foam. Foam also air seals, which is why it costs more.

How long do I need to stay out?

HomeGuide advises 24 hours or more while foam cures. We give you the timing for your job.

Does foam need to be covered?

Foam in living spaces generally needs a thermal barrier like drywall; attics and crawl spaces depend on use. We explain what applies before quoting.

Attic Insulation & Air Sealing Questions

Will attic insulation make my top floor cooler?

Usually, yes, combined with air sealing. Most of a hot top floor comes from heat through thin insulation and hot attic air leaking down.

What R-value is required in DC?

DC's 2017 IECC-based code lists R-49 for ceilings in new work; ENERGY STAR suggests R-60 for an uninsulated attic in Zone 4A.

Should I foam the roof deck or insulate the attic floor?

If ducts or an air handler are in the attic, foaming the roof deck brings them inside the conditioned space. If not, sealing and blowing in the floor is usually the better value.

My rowhouse has no attic access. Can it still be insulated?

Often. We may be able to reach the cavity through a small opening or from the roof hatch. We look before quoting.

Basement & Crawl Space Insulation Questions

Should I encapsulate my crawl space in the DC area?

If it is damp or musty in summer, encapsulation often helps. Sealing the vents and covering the ground keeps humid outdoor air and ground moisture out.

Can you foam an old brick foundation?

Often, if it is dry and sound. We check the mortar and for water before spraying.

Is the rim joist worth doing on its own?

Yes. It is a small area that leaks a lot of air, and sealing it often warms the first floor.

Do I need a dehumidifier after encapsulation?

Some encapsulated crawl spaces need a dehumidifier or a small supply of conditioned air. We discuss it based on your space.

Wall Insulation Questions

Can you insulate the walls of a brick rowhouse?

Solid brick walls have no cavity to fill, and insulating them from inside needs moisture planning. We usually start with the roof and basement.

When should insulation go in during a renovation?

After rough-in inspections for plumbing, electrical and mechanical, and before drywall. We coordinate with your general contractor.

Does foam help with noise between rowhouses?

Open-cell foam in interior walls and floors can reduce sound transfer. Shared walls have fire-rating rules, so check with your designer.

Can closed walls be insulated without opening them?

Wood-frame walls, yes, with dense-pack cellulose.

Blown-In Insulation Questions

Is blown-in or spray foam better for my attic?

For an open attic floor with room for depth, sealed and blown-in is usually the better value. Foam earns its cost in tight spaces and roof decks.

How much does blown-in insulation cost?

HomeGuide lists $1.00 to $2.80 per square foot and $900 to $3,600 for an attic. We quote after measuring.

Can you add insulation over what I have?

If it is dry, clean and not hiding leaks we need to seal, yes.

Does blown-in settle?

Loose fill settles some over time. We install to account for it and leave depth markers.

Insulation Removal & Replacement Questions

Do I need to remove old insulation before adding more?

Only if it is wet, moldy, soiled, failed or hiding leaks that need sealing. Otherwise new insulation can go on top.

How much does removal cost?

HomeAdvisor lists $1 to $2 per square foot and $600 to $1,200 for a typical job.

Is removing spray foam expensive?

It is slower than removing loose fill. HomeGuide lists $1.00 to $2.50 per square foot.

Where does the old insulation go?

It is bagged and hauled away for disposal.
